Learn all About Cash Flow and How to Profit From Them
I am sure by now you have seen the cash flow TV infomercial: Two guys sitting around talking about the ease of understanding and dealing with cash flow notes.
They discuss how easy this business is to get into and the enormous amount of money anyone can make with so little effort. In fact, they make it seem that you can get rich overnight in the cashflow business by simply brokering notes.
And perhaps you have wondered, is it that simple? Is this the extent of “cashflow”? Is buying and selling cash flows or flipping cash flow notes all you need to do to get rich?
Of course, the answer is no. There is so much more to cash notes than “finding them, listing them and cashing the check”. Of course, for note brokers, this is a large part of it.
Dealing with discounted notes is one of the loves of my life. I love them. Buying them. Selling them. Educating others about them. It is a subject I can talk about all day.

So, Let’s Begin With A Quick Overview:
What Are Cash Flow Notes?
The definition of cashflow is rather straightforward. They are rather simple legal documents, much like promissory notes, in which one party owes another party money and promises to pay it back over time. In fact, in the private cash note business, the word "note" is shorthand for “promissory note”, which is simply an official IOU.
With cashflow notes, a person specifies his/her intent to pay and sets forth repayment conditions and terms, i.e., payment amount, interest rate, length of payment time, etc. This is basically the right to collect payments based on terms outlined in the promissory note itself.
In most cases, the note is “secured”. This means that the borrower stands to lose something, i.e., real estate, a car, boat, plane, etc, if they fail to make payments in accordance to the terms of the note.
Though notes have been around nearly since the beginning of man, they have only become a huge topic of conversation within the last 20 years or so. This has come about because the cash flow secondary market has grown to the point where these notes can be easily bought and sold.
Prior to this, note holders would simply keep the note until it matured, even if that meant keeping it for years. Today, note holders can sell their notes in the secondary market a few months after it is signed and a few payments have been made.
Types of Cash Flow
They come in about 60 different forms such as deeds of trust, legal practice cashflows, mortgages, lottery winnings, casino jackpots, probate funding, inheritances notes, land contracts, factoring, business notes, senior settlements, purchase order funding, structured settlement program, law firm cash flows, annuities, etc. Learn more about the different types of notes here. Some of them are pretty common. Others are somewhat rare.
Don’t worry; we will discuss many of the more common ones in-depth throughout the website.
What Can Be Done With Cash Flows
Cash notes can be bought and sold like any other form of currency in the cash flow secondary market. Given the time value of money, investors are willing to buy these cash notes at a discount. Several factors determine a note’s worth.
Take a typical mortgage note for instance: its value will depend upon the property’s current market value, credit rating of the payor (the person who is paying on the note), property type, property location, time remaining on the note before pay off, etc. Selling a note can be a relatively quick way to raise needed capital to pay bills, make investments, pay for education, etc. See more information about note selling here.
